Cairn plc. has a unique opportunity for a high calibre Aftercare Manager to assist in the provision of services under the direction of the Quality Lead - Site Operations & Aftercare. This role will involve working directly with site teams, the finishing foreman and our team of Maintenance coordinators, to ensure that after care queries are monitored and actioned as required and agreed. We require an experienced, motivated team player with a keen commercial acumen who can contribute to the successful delivery of the project.

Responsibilities

Reporting to Quality Lead - Site Operations & Aftercare, you will be responsible for;

The management and coordination of Aftercare across Cairn’s delivered portfolio.

  • Provide weekly reports on status of on-going tasks, works completed, compliance with department processes and new works orders.
  • Management of maintenance coordinators including compliance with daily Health & Safety and aftercare protocols.
  • Liaise and coordinate with multiple departments including and stakeholders including, aftercare, customer teams, homeowners and site teams, while overseeing aftercare works.
  • Review and plan cases from Customer Care in advance of scheduling works.
  • Manage diagnostic of cases and providing the Customer team with summary description of cases for Customer Care team’s onward communication to Homeowners.
  • Provide regular reporting of all Aftercare cases, including cases being addressed by site teams, aftercare / maintenance teams and coordination of all reports and meetings with Customer team.
  • Refer and give accurate advice to site teams and subcontractors on aftercare works to be completed.
  • Ensure subcontractors complete projects in a timely manner within agreed budgets.
  • Ensure subcontractors work is completed to the highest standard by reviewing completed works on a case by case basis.
  • Build relationships with homeowners throughout the completion of aftercare projects.
  • Ensure aftercare team, customer and site teams are fully informed on the  progress of items to allow communication back to homeowners.
  • Attend end of defects inspections and oversee closeout of same.
  • Review defects and advise quality manager/sales team/ operations team, on recurrent issues and subcontractor performance.
  • Carry out compliance and quality audits on current processes and completed works.
  • Ensure quality of data for reporting.
  • Monitor and continually review Maintenance Coordinators workload, scheduling, performance and review with Aftercare Lead - Site Operations & Quality.
  • Ensure positive customer experience and communication when closing out aftercare issues with Customer Care and Customer.
  • Responsible for active management of all work orders and KPI performance tracking in line with company objectives.
  • Drive efficiency through effective works planning through the  coordination of  materials and equipment required.
  • Maintaining stock levels at a centralized base.

The candidate;

  • Strong communication skills.

  • Trade background preferable.
  • Background in large scale, residential construction.
  • Excellent working knowledge of latest building regulation and certification standards.
  • An ability to achieve demanding time and quality targets.
  • To have good spoken and written communication skills.
  • To be methodical, pay attention to detail and be accurate.
  • To be good at working with people at all levels and willing to work in a team.
  • To be self-motivated with ability to work on own initiative.
  • To be able to co-ordinate a number of different tasks at the same time.
  • To be willing to accept responsibility for completing designated tasks.
