The Structured Transactions & Contracts Manager will be a key component of our transactions team at Cairn.  

They will lead with the project management of forward funds and other complex transactions. They will also provide legal guidance and advice as part of the wider transactions and contracting process, including coordinating our external legal partners and consultants. The Structured Transactions & Contracts Manager will report into the Director of Revenue & Partnerships in Cairns Transactions Team and this role will have people management responsibilities. 

Key Responsibilities 

Contracts & Legal: 

  • Lead sale through the contract process, liaising with clients, external solicitors, and internal stakeholders to ensure timely close out of key milestones. 
  • Advise and help craft best in class legal contracts and ownership structure agreements.   
  • Review sale contracts and development agreements, collaborate with the Director of Revenue and Partnerships and ensure that Cairn’s business objectives are protected and achieved. 
  • Stay updated on changes in legislation or regulations relevant to property development transactions within Ireland. 
  • Coordinate compliance efforts cross functionally with internal teams including Commercial Finance, Sales, Cost Planning and Technical. 
  • Provide thought leadership and guidance on regulatory requirements which may impact any transactions as required. 
  • Collaborate with external legal counsel when specialised expertise is required. 
  • Research national and local housing policy in real time to ensure Cairn is forward looking and positioned to deliver homes in line with market and national demand. 

Project Management: 

  • Support with the coordination and project management the transactions process  
  • Collaborate with internal teams and key external stakeholders including consultants as required. 
  • Monitor progress, identify risks, and implement solutions to keep projects on track. 
  • Communicate regularly with stakeholders to provide updates on project progress and address any concerns or issues 
  • Lead regular project meetings to review status, discuss challenges, and make decisions to keep projects moving forward 

Other Responsibilities: 

  • Collaborate across Cairn’s multi-functional construction teams to secure timely delivery of assets. 
  • Liaise with professional advisors such as agents, property managers, architects, solicitors etc.  
  • Proactive day to day management of project delivery agreements. 
  • Provide weekly/monthly updates across all assets / projects on delivery progress vs. delivery agreement. 
  • Undertake site visits as required. 
  • Maintain detailed files and management information to ensure that all commercial activity, milestones and recommended actions are tracked.  
  • Maintain asset dashboards / trackers. 

The Candidate;

  • Minimum 10 years’ experience working in real estate with a Transaction Services, Legal, Accounting or Property Economics background. 
  • Experience using CRM systems is an advantage.   
  • Strong MS office proficiency, particularly in Excel. 
  • Strong communication and collaboration skills required. 
  • Strong problem solving and attention to detail-orientation.
