Cairn Homes plc. has a unique opportunity for a high calibre Transaction Executive within the Transactions and Revenue team to project manage forward funds and other complex B2G transactions.

Reporting to the Structured Transactions and Contracts Manager, the successful candidate will have the following key responsibilities and requirements.

Key Responsibilities:

  • Assist the Transactions team management in managing the relationship of Cairn’s partners across all B2G tenures (state partnerships, social, affordable, & private rental) in agreement, management, sales and contracting of unit delivery.
  • Represent Cairn homes with these partners in day-to-day management capacity.
  • Assist in the project management of the transaction – commencing at head of terms, contract negotiation & due diligence, asset delivery to completion / handover of residential units. 
  • Review sale contracts and development agreements in collaboration with Transactions team management to ensure that Cairn’s business objectives are protected and achieved. 
  • Lead throughout the contracting process, liaising with clients, external solicitors, and internal stakeholders to ensure timely close out of key project milestones.
  • Update and maintain the business’ key reporting tools in a timely and efficient manner (D365, Zutec, ProCore and other trackers as required).
  • Analysis and Reporting – Produce accurate and reliable project updates for Senior Management.
  • Provide timely updates to team management, clearly communicating contract & closing progress and delivery timelines.

Other Responsibilities:

  • Collaborate across Cairn multi-functional teams to secure the timely delivery of assets
  • Manage housing body and county council relationships from contracting through to closing AND communicate Cairn’s best in class position to deliver quality new build homes.
  • Research national and local housing policy in real time to ensure Cairn is forward looking and positioned to deliver homes in line with market and national demand.
  • Agile approach to deliver on Cairn’s housing portfolio and actively identify further growth opportunities.
  • Proactive day-to-day management of project delivery agreements.
  • Provide weekly/monthly updates across all assets / projects on delivery progress vs. delivery agreement.
  • Undertake site visits as required.
  • Maintain detailed files and management information to ensure that all commercial activity, milestones and recommended actions are tracked.
  • Maintain asset dashboards / trackers.

The Candidate;

  • Minimum 5 years’ experience working in real estate – real estate finance, property law, property economics, development, commercial agency, advisory or Estate management background.
  • Strong MS office proficiency, particularly in Excel and Powerpoint
  • Experience in using CRM/ DMS systems (Microsoft Dynamics, Power Bi and Zutec ProCore) advantageous. 
  • The ability to work independently using their own initiative.
  • Proven, demonstratable track record of consistently delivering commercial targets / deadlines.
  • Strong communication and collaboration skills required.
  • Strong commercial acumen and negotiation skills.
  • Strong problem solving and attention to detail-orientation.
  • Excellent working knowledge of latest market norms, end user and customer requirements.
  • Clean driving licence with access to vehicle.
